Project Manager

Education- Minimum – Bachelor of Architecture or related field. 8 to 10 years of practical experience. 5 years of actual PM experience. License – Highly preferred

 

Role and Responsibilities

Primary point of contact for project related communication between client, design, and construction team.

Oversee the project team to ensure that project goals are being met (both firm and client goals): quality, design, schedule, budget.

Design – Assist in early team formation with selection of design team and consultants. Preferably, capable of leading conceptual design for exterior and interior.

Quality – Manage execution of design process with design team and ensure design intentions are defined, monitored, and executed properly during CA. Ensure standard of care for design services is met.

Schedule – Manage contractual obligations during design schedule and post design during construction schedule. Manage overall project performance. Monitor and report on progress, identify potential risk or issues. Attend meetings, site visits as required.

Budget – Ensure project’s profitability is defined and matched and tracked with appropriate personnel at all phases of work. Ensure project is completed on time and in budget. Prepare and submit invoices.

Pursue Additional Work – Through repeat clients, Request for Proposals (RFP) or Request for Qualifications (RFQ)

Managing client relations and communications with stakeholders through project lifecycle

Ensure completion, accuracy, code compliance of all design documents, drawings, and specifications.

Manage relationships with design consultants to ensure they provide input into design schedule and meet scheduled design team deadlines.

Support design team with administrative skills and resource personnel to aid in research, collection of data, large printing efforts, model building, sample selections.

Able to promote the value of the firm.

Work across multiple time zones.

Skills and Requirements

Communications- Strong verbal and written communication skills
Writing and sending emails, letters, creating presentation material at various stages of the project.

Speaking with clients, their representatives, consultants, and clients’ consultants in various settings ranging from face-to-face, phone and video conferencing.

Preparing written and or verbal communication material including but not limited to, forms, special presentation packages for regulatory agencies.

Able to work closely with contractors/builders to problem solve with least budget or schedule impact.

Write proposals for pursuing new work.

Negotiation skills

LEED accreditation or practical experience working on green/sustainable building projects

Revit proficiency preferred, other 3D software.

Strong understanding of construction methods and materials, including but not limited to: cost estimates, shop drawings, submittals, RFI, pay applications, etc.

Organizational skills in time and task to ensure all deadlines are met.

Use people skills to motivate and encourage completion and efficiency of work. Delegate task while motivating team members to complete them with professional mindset.

Recognize and contribute to positive team/firm culture.

Planning and completing or executing tasks in a timely manner consistently and repeatedly.

Identify order priority and help teamwide participation. Revise it as needed throughout process.

Remove redundant steps and perform most important ones first.

Able to identify and issue and help in developing a potential solution that can be implemented to resolve the issue with minimum impact to time and budget. Proactive.

Apply experience from previous projects whenever applicable.
